The Compass Rose Inn is dedicated to the highest level of guest service. We have created the following policies to ensure we meet that goal for the guests who stay at our Inn.

About The Inn

The Compass Rose Inn is a newly constructed federal style mansion with NO ELEVATOR.

King Suite 1 is located on the ground level just inside the front door to the Inn. There is one step up to get into the Inn.

King Suite 2 & King Suite 3 are located on the second floor – there are 16 stairs leading to the second floor. 

King Suite 4 & King Suite 5 are located on the third floor – there are 16 stairs leading to the second floor and another 16 stairs leading to the third floor. 

Double Queen Room 6 is located outside to the left – if looking at the front door to the Inn (Center Street Side) and not on the ground level. It has a private entrance and is only accessible by the exterior wooden staircase that is fairly steep. There are 15 stairs leading to the entrance of Room 6. 

If you have a disability or mobility issue, please call us or email us in advance, and if we can’t accommodate your circumstances, we’ll be happy to recommend suitable accommodations for you in the area.

If you are staying in our rooms on the first and second floor you may hear others walking, and talking in the rooms above you. We have quiet hours in place from 10pm to 7am and we also offer sleep machines in each room.

Occupancy

All rates are for up to 2 people, except for: 

King Suite 4 which can accommodate up to 3 people, King Suite 5 which can accommodate up to 3 people and our Double Queen Room 6 which can accommodate up to 4 people. 

Smaller rooms cannot accommodate a cot or extra bed.

Minimum Stay

During the summer season, special events and some holiday weekends there is typically a 2 night minimum on the weekends. A one night stay can be accommodated during the week Sunday – Thursday.

Payment

A 5% non-refundable deposit is required at the time of booking. The remaining balance will be charged upon check out and an email receipt will be sent. 

Cancellation Policy

Being a small intimate property, cancellations affect us greatly. In the unfortunate situation where you need to cancel your reservation, if cancelled 7 days or more before your arrival date there is no cancellation fee. Guests who cancel their reservation less than 7 days prior to arrival will be responsible for the full amount of the room charges.

Check-in and Out Times

We have someone on staff between the check-in hours of 3pm-5pm. If you will arrive after 5pm, please call or email in advance to let us know. We will make arrangements for you to self check-in once you arrive. 

While we love to try and accommodate everyone with an early check-in time we do need time to ensure that your accommodations are sparkling clean and sanitized properly before you arrive. Please give us a call to double check that an early check-in is available BEFORE arriving at the Inn. 

Check-out is at 11:00am. We ask that you respect our 11:00am check-out time, as we need time to prepare our accommodations for incoming guests.  Should you have a late departure, luggage storage may be requested.

Parking

Off Street parking (one space per room, no towed vehicles) is available for registered guests only. We have two parking spaces located directly in front of the Inn on Center Street. Our two spaces in the front are located on the brick parking area to the left of the Compass Rose Inn sign. The parking spaces to the right of the Compass Rose Inn sign do NOT belong to us and are privately owned – please do not park in our neighbors parking spaces. They will have your car towed at your expense. If the two parking spaces in the front of the Inn are already taken, please continue down Center Street (with the Inn on your left) until you reach a stop sign. Take a left onto Liberty Street and then another IMMEDIATE left onto Pike Street. As you are driving down Pike Street you will find the Compass Rose Inn on your left and there are 5 parking spaces outlined in the back – you may park in any of them. Pike Street is a very small street – Please be extra cautious with the neighboring houses on Pike Street when pulling in or out of the parking spaces. It is very tight back there!  

Breakfast

We offer an expanded continental breakfast between 8:30am-9:30am. Our fresh brewed coffee and tea station is available at 7:00am. If you have certain dietary/time restrictions, please let us know ahead of time and we will do our best to accommodate them within reason.

Housekeeping

We offer a daily light touch housekeeping service of your room. For guests staying with us longer than three nights, we will provide a full service housekeeping of your room after the third night of your stay. We have provided each room with Do Not Disturb signs in the event you do not want any housekeeping services. 

Non Smoking

There is no smoking inside the building, we ask that you please smoke outside or use the garden patio. 

Quiet Hours

Out of respect for our guests and our residential neighbors, quiet hours are from 10:00PM to 7:00AM. This applies inside the Inn, as well as the garden patio. 

Children & Pets

Well supervised children, 10 years of age and older are welcome. We do not accommodate pets. We will be happy to refer you to the nearest Kennel. 

Damages

For your comfort, our guest rooms are appointed with upscale furniture, top quality linens and high end area rugs. If your stay results in any significant damage or loss to the Inn property, we will need to charge you for the value of the replacement or repair. We will notify you immediately of our concern and please feel free to call us to discuss the issue. 

Security

All valuables such as travel documents, credit cards and personal property are the full responsibility of the individual guest. The Compass Rose Inn is not responsible for loss of any money or valuables while staying at the Inn. Management is not responsible for damage to any auto or loss contents in the auto while parking at the Inn. 

Gratuities

Guests sometimes have questions about how to handle gratuities during their stay at the Inn. Gratuities are not automatically added to your bill. Should you wish to leave a gratuity for staff, for your convenience we have provided envelopes in all guest rooms which go directly to our cleaning staff. If you wish to leave a gratuity for other staff members please feel free to speak with our innkeeper and they can assist you. Your recognition of their service during your stay will be much appreciated! 

Guest Rooms

Each room is equipped with a mini fridge and stocked with two complimentary bottles of water. Each room has its own Keurig coffee machine as well as an assortment of k-cups, and tea bags. Ice is available in the dining room located on the 1st floor. 

Fireplace

Suites 1 through 5 have wood-burning fireplaces. We equip these with a duraflame-type fire log (one complimentary log is included with your stay; additional logs available for purchase), for safety and convenience. Please follow the guidelines for safe and enjoyable use of the fireplace in your room, using only one duraflame log at a time. Flues have been left open, so no adjustment is required. Do not attempt to move or remove the duraflame log once it has been lit – duraflame logs do not require tending and can break apart if moved while burning. Please contact the Innkeeper if you have any questions about the use of the fireplace. 

Fireplaces are not operable during the summer months. 

Items Left Behind

Lost and found items are held for 30 days and then disposed of (unsanitary items are immediately disposed of). We are more than happy to mail personal items left behind if you contact us and provide shipping information. Please understand that we will bill your credit card on file for any shipping and packaging charges.

Do you have parking?

Yes, we offer free off street parking limited to one space per room. There are two parking spaces located on Center Street directly in front of the Inn on the brick parking area and additional parking spaces are located in the back of the Inn on Pike Street. Pike Street is a very small side street – Please be extra cautious with the neighboring houses on Pike Street when pulling in or out of the parking spaces. It is very tight back there!

Do you have an elevator?

Unfortunately we do NOT have an elevator.

Do you have rooms with two beds?

King Suite 1, King Suite 2 & King Suite 3 each have just one king size bed and are designed for a party of two people. We are not able to add cots or extra beds of any kind for fire safety reasons. 

King Suite 4 & King Suite 5 on the third floor each have one king size bed AND a twin size pull out sofa and are designed for a party of up to three people or a party of two people in need of separate beds.

Double Queen Room 6 has two queen size beds and is designed for a party of up to four people or a smaller party in need of separate beds. Room 6 is located outside to the left – if looking at the front door to the Inn (Center Street Side) and not on the ground level. It has a private entrance and is only accessible by the exterior wooden staircase that is fairly steep.

What is the closest airport to your Inn?

Our guests have the choice to go to Boston’s Logan Airport or Manchester-Boston Regional Airport in New Hampshire. Each airport is about an hour from the Inn so you can choose which airport has the best flight for you.

Do you have internet access?

We offer free Wi-Fi which works throughout the Inn.

What are check-in, check-out times?

Our normal check-in hours are 3:00-5:00PM; check-out is by 11:00AM.

Do you offer early check-in / late check-out?

We are a small property and each room is unique, so another guest before or after your stay limits our ability to accommodate early check-ins or late check-outs. We can usually accommodate your car for a short time before check-in or after check-out so you can walk around town and enjoy. 

Can you accommodate a late arrival?

We are able to accommodate arrivals later than 5PM as long as we know in advance. We have staff onsite during normal check in hours of 3-5PM. If you need to coordinate an arrival later than 5PM, just send us an email and we can provide all necessary information. We will check you in formally the next day. 

Can we depart earlier than scheduled if something comes up?

You are welcome to leave early; however, early departures are considered cancellations of nights reserved and are non-refundable. We highly recommend travel insurance to protect against last-minute emergencies. 

Do you have any minimum stay requirements?

Do you have rooms with private bathrooms?

All of our guest rooms feature private in-room bathrooms.

Do you have air conditioning in the rooms?

Yes, the Inn has central air conditioning.

Yes, each guest room has a flat screen cable television.

Do you have hair dryers?

Yes, hair dryers are provided in each guest room. 

Do you have irons and ironings boards?

An iron and ironing board are provided in each guest room. 

Are there refrigerators in the rooms?

Yes, each guest room has its own mini-fridge.

Can we bring Wine/Beer to drink at the Inn?

Please feel free to bring Wine/Beer to enjoy at the Inn. We have wine glasses and corkscrews waiting for you in our guest rooms. 

Do you allow food in the rooms?

Yes, all rooms have mini-fridges for your convenience.

Am I able to use the kitchen to prepare lunch or dinner during my stay?

No, unfortunately guests do not have access to a kitchen.

Do you have fireplaces in any of the rooms?

Yes! King Suites 1 through 5 have wood-burning fireplaces. How close is the beach?

Plum Island is located just 3.5 miles from the Inn, a quick 10 minute drive. There are a number of other beaches in the area as well. 

Do you have beach towels?

Unfortunately, we do not have beach towels or beach chairs onsite.

Do you have on site laundry facilities?

We do not have laundry facilities on site. However, The Newburyport Launderette is just a short walk around the corner on Water Street. 

Do you allow children and pets?

Well supervised children, 10 years of age and older are welcome. We do not accommodate pets. We will be happy to refer you to the nearest Kennel.

What if I check out and leave something behind?

Lost and found items are held for 30 days and then disposed of (unsanitary items are immediately disposed of). We are pleased to mail personal items left behind if you contact us and provide shipping information. Please understand that we will bill your credit card on file for any shipping and handling charges.

How late at night or early in the morning am I able to contact the innkeeper if I have a question, comment, or concern during my stay?

Our innkeeper lives on site and is available in case of emergency. Innkeeper hours are 7:00AM to 5PM. You can text or email anytime and we will respond as quickly as we can. Please remember that our innkeeper is not a robot and does need to sleep! If your questions, comments or concerns are not an urgent matter we would appreciate if you saved them for the morning (after we’ve had our coffee).
